Janice ~ You said what I was thinking in your slide show - "cold".  That's what I was feeling from the "before" pictures.  I really liked the chairs and stools you used in the kitchen - they were there but looked light enough that they didn't take up a lot of visual space.

Janice - Great job!  I love the RES show you put together.  And I'm with Kathy P - it was so cold looking before you added all your warm and inviting accessories.

Terrylynn- Thanks!  I am dumbfounded by how Realtors list vacant properties.  It seems like such a waste of advertising dollars!  In S. CA we have too many bank owned and foreclosed properties.  Maybe soon we can get Lenders on board also.

Janice- I love a good success story especially for us Agents that are having homes sit longer than they used to.  Anything that helps sell them works for me.  Now here is a question......can you be paid at the close of escrow like Agents do?

About your question...I have always told clients that I would not wait until the close of escrow because I did my job, I staged the property.  Also, since I am not a REA I do not have control of the list price.  Is the property overpriced?  Will the REA be active in marketing the property??  I have worked with GREAT and not so GREAT REA's.  Maybe if I had a great relationship with a GREAT REA that gave me repeat business I would seriously consider getting paid at the close of escrow.  I am very confident in my work and believe that staging is essential in today's market!  Having a GREAT REA & GREAT HOME STAGER is a winning combination!

I understand many REA's and home sellers can't afford to pay for home staging.....but then again, can they afford NOT to?  Especially with vacant properties.  Who can afford paying mortgages on vacant properties month after month?  The above property sat for 1 year.  Then 6 weeks after staging got an offer!  In this case Home Staging was PRICELESS!  :)

Janice, great video of the before and after.  People must realize the psychology behind home staging and how it works.  New home builders realize it, hopefully more real estate agents will also.  Great post!
