Janice ~ You said what I was thinking in your slide show - "cold".  That's what I was feeling from the "before" pictures.  I really liked the chairs and stools you used in the kitchen - they were there but looked light enough that they didn't take up a lot of visual space.

Janice ~ Your RES states the case for staging very effectively.  The transformation looks great and I'm sure it will help convince agents who are hesitant to recommend staging to jump on the bandwagon!  Good post!

Kathy P. - Thank you!  I love those chairs and stools.  They are very versatile, light weight...which is priceless for us stagers, and work in many kitchens.

Terrylynn- Thanks!  I am dumbfounded by how Realtors list vacant properties.  It seems like such a waste of advertising dollars!  In S. CA we have too many bank owned and foreclosed properties.  Maybe soon we can get Lenders on board also.

Janice- I love a good success story especially for us Agents that are having homes sit longer than they used to.  Anything that helps sell them works for me.  Now here is a question......can you be paid at the close of escrow like Agents do?

Kathy - Thank you.  I love to help! Success is something we all hope & try to achieve.  I was very fortunate to work with a fabulous REA team.

About your question...I have always told clients that I would not wait until the close of escrow because I did my job, I staged the property.  Also, since I am not a REA I do not have control of the list price.  Is the property overpriced?  Will the REA be active in marketing the property??  I have worked with GREAT and not so GREAT REA's.  Maybe if I had a great relationship with a GREAT REA that gave me repeat business I would seriously consider getting paid at the close of escrow.  I am very confident in my work and believe that staging is essential in today's market!  Having a GREAT REA & GREAT HOME STAGER is a winning combination!

I understand many REA's and home sellers can't afford to pay for home staging.....but then again, can they afford NOT to?  Especially with vacant properties.  Who can afford paying mortgages on vacant properties month after month?  The above property sat for 1 year.  Then 6 weeks after staging got an offer!  In this case Home Staging was PRICELESS!  :)

Janice, great video of the before and after.  People must realize the psychology behind home staging and how it works.  New home builders realize it, hopefully more real estate agents will also.  Great post!

Hi Janice,

You did a fantastic job on these homes!  Love your work.  You are right, there are some who say they cannot afford home staging in their properties and the fact "can they afford not to?"  

Loved the video.  Is it easy to do?
