Seriously, your post makes an excellent point. Buyers want to imagine what it would be like to LIVE in the home, and having it staged will help them do that. Who wants four vacant walls and nothing to see but flaws and imperfections?

Maureen - Thanks and AMEN! LOL I thought I might trick a few people! This blog was inspired by a Realtor that walked into a home we were staging. She said she had brought clients in the week before and they couldn't wait to get out! My hub said "You viewed it NAKED? You have to bring them back!" She agreed and can't wait to bring them back. The potential that Realtor's, Investor's and Stager's see can be different then what Home Buyer's see! It is our job to SHOW what can BE! :)

Hi Janice -- You are totally preaching to the choir here. As a broker/owner, REALTOR, and ASP Realtor, I totally get the value it when it comes to staging, even more so for vacant homes. Your work is exceptional!

This really makes a difference. The challenge is that a lot of short sale sellers, asset managers and/or listing agents just don't want to spend the money on distressed properties.

OK, with a title like that, it got me thinking about staging and nakedness.
Have you ever maybe put a blowup doll in the shower or tub to show how big they are?
Or maybe put a blowup doll under the covers of a nice bed and really freak them out. I'm sure it would make it a home that they would remember.

Janice - very clever using "naked" in your title! When people see the word "naked" we have to take a peek - just human nature! Congrats on being featured and this is an outstanding example of how great staging can be the difference between sitting on the market (with carrying costs) and getting sold quickly. Beautiful job!

WOW!! Janice, I try to explain staging to an owner sometimes and the message just dosent get through. I believe in staging and I said wow to this. I would definitely show this before an after. Way to make a point. GREAT POST!!!

Great title, great content, very well done. Vacant homes are just simply not very warm and inviting, thus get passed over all the time. Sellers are wise to spend the extra money to have their vacant homes staged/dressed.

I completely agree with you. Staging in this market can be a very good touch that others probably won't do. The banks aren't going to pay for that and a seller doing a short sale proably won't want to. So Staging has added value in my mind.
I could try using 'Naked' in my posts, something tells me I'm not getting as many hits as you.
Those pictures tell a great story of what staging can do you are drawn to stay on the picture with the furniture whereas the empty one makes you want to move on.

Believe it or not, I got a phone call last year from a man who wanted to know if I did naked staging. He meant really naked, without any clothes! Now why someone would want to see a sweaty naked woman pushing furniture around and folding towels is beyond me, but I guess it takes all kinds.
