Terrific job Janice! Don't you love working with smart real estate investors? They know what it takes to sell a home, and since it is a business proposition for them, they do what needs to be done.

Janice,

The home looks so much better... love the colors on the walls and the white crisp baseboards.  Your staging really brought the home to life, love the flow from room to room.  The pillows you used in the living room look fabulous as well as the ceramic vases behind the sofa.  I just want to know where did you get those great trees with the tall bases?  They are wonderful.  Really awesome staging!

Janice - I "flipped out" when I saw the beautiful, soft neutrals you chose throughout.  No wonder this house sold so quickly.  Your choice of furnishings and accessories makes the house so appealing.  Is that stenciling on those yellow kitchen walls in the "before" shot?  Oh dear.  You did a fab job.

Thanks re: the blue!  The outside of the house had a Cape Cod look which is not the norm in So Cal.  The investor was hoping I would give the property a beach theme look.  I warned against any "theme" type look since it could limit the Buyers.  So I thought blue would flow well and added some shells in the candle holder base to appease my client. :)  As for the kitchen cabinets, I have a very talented painter that I have used in several properties that has quite the touch.  Not sure how she does it but she does it well and within budget too :)

Linda - Thanks! I use the wall colors in most of my Investors homes. The vases behind the sofa are actually metal with a nice shine (except for the small one which is wood).  The trees are from Stein-Mart.  It's hit or miss when they have them.  I love them too since they have small bases and don't take up too much space!  Always a plus when selling square footage....ever bit helps!

Sally - Thanks! LOL hope you didn't hurt yourself with the "flip"! Blue is a new color for me and I love to use it in smaller homes.  A nice light color.  :)  Yes...that is stenciling....remember when we all loved stenciling?? Oy!

I have seen so much faux painting lately! Ugh. The stenciling though is unique, ha. You did a beautiful job. I can see why it sold in the first month.

Diane - Thanks! I agree, popcorn belongs in movie theaters! One of the RE Investors told me they were planning on tackling the popcorn themselves! I suggested checking with a professional and they did and were happy with using a great pro company that knew how to get it done correctly!  Gotta love Professionals :)
