So you think you can Stage? Oh boy!

I know, you have great taste & a great eye!  That is great! I love working with clients that understand the importance of preparing a property for the market.  It is a match made in heaven! 

What can make it HELL  (OK maybe HELL is a little to strong) is when a client thinks all they need to do is add some accessories to help sell the property.

Right? Wrong!

Lots of people believe ANYONE can be a Professional Home StagerANYONE can add chatkis and towels.  ANYONE can add furniture and pictures.

Sigh.....Do you want ANYONE to SELL your property?  Then why would you let ANYONE STAGE your property?

 

Here is a recent Murrieta, CA Vacant house that was on the market for over a month that I went to look at to home stage:

Ok so it's not that bad.  But it's not that good!  Remember, when staging a home you want to ENHANCE not DISTRACT!

 

Here's how our Murrieta Home Staging team handled this kitchen:

I know we added some furniture to complete the space, but do you see what I mean?  We want to ATTRACT not DISTRACT Home Buyers! This property received offer the 1st month after it was professional home staged!! :)

 

Ok here is a Master Bathroom in another property before we got our hands on it:

Again, it's not that bad.  However, why would you want to cover up all the counter space? Don't we want Home Buyer's to SEE MORE rather then LESS?

 

Here is how our Home Staging team handled this Master Bathroom:

In this case, LESS is MORE.  We didn't need to go MASTER crazy when staging the MASTER bathroom! 

Keep Master Bathrooms clean and simple! Showing off the space not the stuff in it! :)

Janice - it's so true -- and the pictures speak for themselves!!  The staged ones are much more appealing, inviting, and make the space appear more spacious and less cluttered.  Staging is not just adding flowers -- it's an art!

Janice - so so true. Staging is NOT just adding some accessories and furniture to fill vacant space. It's all about knowing how to market the room to buyers. And like you said it's sometimes knowing what NOT to add. Great photos, great results!

Tessa - Thanks!  I have been wanting to write this blog for awhile without offending ANYONE.  I just want to educate.

I can't tell you how many times potential clients will tell me that they will just put their stuff in a vacant home or BUY Garage Sale Furniture!! YIKES!  SIGH!

Janice your photos are a great example of why I think vignette staging is usually not a great idea.  A few items here and there are a distraction and do not help with the sale.  They just make potential buyers wonder who and what the person was thinking when they did this.

Ginger - I totally agree!  I have only done what I call a "partial-partial" staging once!  Even I was left wanting more so I added a kitchen table for free!!  You never want to leave Home Buyer's wanting more!  Give em all you got!

Janice, what a great post underlined with your beautiful pictures. It is so true - there are so many people who think home staging is just adding some accessories. If they think anyone can stage, why are there then so many houses on the market that are not appealing to buyers and are sitting around for such a long time?

Oh boy, does this look familiar! I've also noticed a trend of buyers renting furniture and using 0 accessories, not even a comforter on the bed...how does that help?

Cindy - I am sure you have seen your fair share!  Furniture and no accessories is like pasta without sauce, ice cream without whip cream, a dress without shoes.....etc!!!  What were they thinking?   Hopefully, our experience and education will help others realize they can't do it all and get the same results!

Janice - I LOVE your post and its so true! Its painfully obvious from "staged" homes I have visited to pictures on MLS that not just anyone can stage a home. Some people only address accessorizing and leave eye blinding decor or others leave rooms practically vacant with only a chair and a plant and call that staging. Not all stagers are created equal either - which is a touchy topic - but its also true.

Julie - I laughed like crazy at your 'builder's wife decor' comment. So, absolutely true.

David - Ha ha! Yes Julie did nail it! I was glad I was able to help/rescue!!!  I actually asked my client if his wife "helped" him out!  He laughed and said "No, I'm divorced!"  Never did find out who did their magic here! :)

This reminds me of a time I went to a staging consultation and it had the most atrocious fake flowers tied around the towel with straw in the Master Bath. You couldn't see the tub because of all the greenery. I took the straw and flowers off the towels, took out most of the DUSTY greenery and the homeowner said, "My daughter, our Realtor, did that". OMG!

Shar - Oh boy I can see those towels now! Ugh! I had a similar thing happen to me with a sponged metal chair at the entrance of a house.  I advised the home owner and Realtor to remove it since it was dated. The Realtor told me they brought that over to show off the patio! :(

 

Tori-  Thank you! I have seen this centerpiece travel to a couple of other vacant homes I ended up staging too!  Oh well.
