Home Staging Riverside County, CA

The Realtor said "I'm sorry I had you Home Stage my Listing!" :(

OK so let me start from the beginning....

Murrieta Home for Sale

A Murrieta Realtor/Investor decides to Home Stage her investment property that she purchased from a Bank. Which if I do say so myself is an excellent idea!;)

So I visit the vacant property which only needed minor rehab work to be done, new carpet, paint touch up, fence repair, landscaping and off we go!

The Realtor was moving quickly and planned on holding an Open House the first weekend after the carpet and Home Staging was completed. So we all got to work quickly to ensure the Open House would be on schedule!

We all finished in record time and the property was ready to SELL!

OK, the 2nd day after listing this Murrieta property received a FULL PRICE OFFER!  Remember, just a couple of weeks before this was a Bank-Owned property that had been on the market for quite awhile.  Now, SOLD for FULL ASKING PRICE!!

Wooo hoooo, right?  WRONG! :(

Oh no! What happened? Wasn't the whole idea, to get this investment property SOLD?

Well, technically yes, however the Realtor fell in love with the property after it was Home Staged and wanted to live in it herself!!!!

Murrieta Vacant Home     Murrieta Home Staging Family Room

YIKES! She told me that she wanted to back out of the deal and take the property off the market, however she would be hit with large penatlies if she did.  She even told the Buyer's RE Agent all the contingencies she could find and think of in hopes the Buyer's would back out

No luck the Home Buyer's loved the property and were even interested in some of the Home Staging inventory!

Murrieta Home Staged Living Room

WOW! I was baffled! Isn't it my job as a Professional Home Stager to help SELL properties FAST and for FULL PRICE?

Now what am I going to do! I felt bad!  I offered her encouragement that maybe it will fall out of Escrow or the Buyer's will change there mind. Trust me it hurt saying this to her! :X

"Nope!" she said, she already received a BACK UP OFFER THE SAME WEEK! :(

Murrieta Home Staged Kitchen

Long story short, I just finished de-staging this Murrieta property and the sale is complete!

Here are a few comments the Realtor left me on my FB page:

"You do rock, Janice! I had a full price offer on it within 2 days! You know how I feel about it - every time I go there, I regret selling it!"

"You are amazing, Janice!!!! I got another offer this morning..."

"Congratulations on another successful sale! I absolutely love what you did with Windsor property! I went to check on it this morning again, and I regret more and more selling it!"

"Just got the confirmation of recording! Sold! I can't wait to work with you again! You're so good at what you do!!! I'm very certain that it was your staging that got me the full price offer in two days! ; ) Sorry you had to de-stage in such a heat and humidity... Thank you so much!"

Well, I am taking these comments as another Happy Client! :)

Our Vacant Home staging statistics are 95% SOLD within the first 6 weeks!

So, moral of this story?  Make sure your Seller wants to SELL their property before Home Staging!! :)

That does look great!  Amazing the difference staging makes.

Chuck - Thanks! Yes staging really does make a difference!  Helps make vacant properties stand out better among the rest....especially with so many Buyer's looking online first before visiting properties. :)

Awesome Staging job, Janice!

I find it so peculiar that we, as Home Stagers, time and time again, prove that Home Staging undoubtedly works and gets properties sold for maximum value.

I find myself wondering how many statistics and success stories consumers and Realtors(R) need to see in order to take the "plunge" and realize that Staging is now a neccessity when selling.

I love your photos!!

Happy Staging!

Rhonda - Thank you so much!  Yes, we will always have doubters regarding Home Staging.  I even asked the REA if she was sorry she staged the property!  She said she knows it was the Home Staging that got the property sold so quickly for full price! End of story! :)

Your Blog and Rhonda nailed it!!!!!  Staging will get it SOLD!!

That just proves, once again, that people can NOT imagine how great a house is until it's staged.  C'mon, even a seasoned real estate agent whose job it is to sell houses couldn't see the potential?  That speaks volumes.

I completely understand why everyone was falling in love with this home. You did a fantastic job, as always, Janice. And those are some great testimonials to add to your website.

Great job Janice but I think the Realtor should have her head examined for trying to find ways to make a buyer back out of a deal. It is never a good idea to put your interest before a clients.

BooHoo!!! ;X  Sounds like the REA came to her senses...really nice work, Janice!  Julie

Kathy - Thanks! I totally agree! :)

Marianne - Thanks! Actually this RE Agent did love the property before I staged it however she saw the benefit in staging it to get the PRICE she wanted. Unfortunately, she fell more and more in love with it every time she went to check on it and regretted her decision to sell it. I am sure we will find another property for her to love! :)

Kathy - Thank you so much!  And thanks for reminding me to update my testimonials! :D

Bill - Thanks!  She actually joked about trying to stop the sale and knew she had to go through with selling the property.  She was just soooooo in love with it! How could blame her ;)

Juilie - Thanks! She is one of my favorite clients.  So smart and understands the RE industry very well!  I look forward to helping her again!

Janice, Next time, the Agent should ask you to stage the house before she lists it. That way, she can have first dibs!  Great staging and fantastic testimonials - you deserved each and every one.  Great job!

Sally - Thanks!  We did stage this property before she listed it.  I guess she just kept falling in love with it more and more every time she visited the property. :)

Julie - Thank you!  This Realtor is great with pumping me up! Compliments will get you everywhere with me!  It's great to be appreciated. I couldn't resist the "Because once I get my hands on it..."  It's so true, I love when clients let me have full control over the staging process and trust me. It's a win-win!

Posted by Janice Sutton, Home Stager - Temecula Murrieta (1st Stage Property Transformations ) about 9 years ago

David - Thank you!  Actually, the Realtor told me from the beginning she liked the property and struggled with not selling it.  However, she is an investor too and stayed on task to reach her goal of SOLD! :) I did feel bad as I know she is going through a tough time in her personal life too. :(  My clients are like family....I love them all! OK, now I will shut up..this is starting to sound sappy...ha ha! Thanks again!

Chestermere Real Estate - Fantastic!  Now that is what I wanted to hear!!! It is never to late to start offering home staging to your clients!!!     I am sure you can find a great AR Home Stager for your area!!! :)

Janice- what a great staging story.  It is a lesson people are still learning, even Realtors, that not everyone can see the potential a vacant property has to offer, which is why staging is so important.

Before even reading this I had an idea of where it would go. Congratulations Janice on a job so well done that the seller/Realtor wanted to buy it themselves! It still had a happy ending and what great testimonials!

Beth - Thanks! This property was one of my favorites!

Karen - Thank you!  Ha ha....I have liked many properties myself after staging too!  Sorry you missed out on buying it, however great job on staging and helping to sell quickly and for full price!! I did end my celebrating with my client by going wine tasting! She loved it and even joined a winery! Win-win and wine wine!! :))

Charles - Thank you! It was a first and I wanted to share the story.

Kathy - Thanks! I totally agree! We have to keep on educating! Stage it Forward...

Karen - Ha ha, thanks Karen! Don't tell anyone but I am always trying to get Realtors to read about Home Staging successes!  Sometimes we need to Stage our Blogs ;)

Beautiful job at staging this home.  Redesigning the Realtor's current home may be a possible compromise.

Jane - Thanks! I agree the staircase is beautiful! You see it as soon as you walk through the door.  The only thing I added was a tall tree to draw the eye upward.  No need for distractions like foyer table, lamp, accessories in order to attract and not distract from the beautiful staircase. :)
