OK so let me start from the beginning....
A Murrieta Realtor/Investor decides to Home Stage her investment property that she purchased from a Bank. Which if I do say so myself is an excellent idea!;)
So I visit the vacant property which only needed minor rehab work to be done, new carpet, paint touch up, fence repair, landscaping and off we go!
The Realtor was moving quickly and planned on holding an Open House the first weekend after the carpet and Home Staging was completed. So we all got to work quickly to ensure the Open House would be on schedule!
We all finished in record time and the property was ready to SELL!
OK, the 2nd day after listing this Murrieta property received a FULL PRICE OFFER! Remember, just a couple of weeks before this was a Bank-Owned property that had been on the market for quite awhile. Now, SOLD for FULL ASKING PRICE!!
Wooo hoooo, right? WRONG! :(
Oh no! What happened? Wasn't the whole idea, to get this investment property SOLD?
Well, technically yes, however the Realtor fell in love with the property after it was Home Staged and wanted to live in it herself!!!!
YIKES! She told me that she wanted to back out of the deal and take the property off the market, however she would be hit with large penatlies if she did. She even told the Buyer's RE Agent all the contingencies she could find and think of in hopes the Buyer's would back out.
No luck the Home Buyer's loved the property and were even interested in some of the Home Staging inventory!
WOW! I was baffled! Isn't it my job as a Professional Home Stager to help SELL properties FAST and for FULL PRICE?
Now what am I going to do! I felt bad! I offered her encouragement that maybe it will fall out of Escrow or the Buyer's will change there mind. Trust me it hurt saying this to her! :X
"Nope!" she said, she already received a BACK UP OFFER THE SAME WEEK! :(
Long story short, I just finished de-staging this Murrieta property and the sale is complete!
Here are a few comments the Realtor left me on my FB page:
"You do rock, Janice! I had a full price offer on it within 2 days! You know how I feel about it - every time I go there, I regret selling it!"
"You are amazing, Janice!!!! I got another offer this morning..."
"Congratulations on another successful sale! I absolutely love what you did with Windsor property! I went to check on it this morning again, and I regret more and more selling it!"
"Just got the confirmation of recording! Sold! I can't wait to work with you again! You're so good at what you do!!! I'm very certain that it was your staging that got me the full price offer in two days! ; ) Sorry you had to de-stage in such a heat and humidity... Thank you so much!"
Well, I am taking these comments as another Happy Client! :)
Our Vacant Home staging statistics are 95% SOLD within the first 6 weeks!
So, moral of this story? Make sure your Seller wants to SELL their property before Home Staging!! :)
Beause once I get my hands on a vacant property there is no holding back! :)
