BUY BUY BUY or BYE BYE BYE!!! You decide!

They are called Home BUY-er's!! So, show them what they are BUY-ing! :)

After over 4 years in the Home Staging Industry I thought I had seen my fair share of crazy properties, both Occupied and Vacant!

Let's face it,  every home has a story and our job as Professional Home Stager is to help share the home's story.

In this case, I had a new Real Estate Agent that asked me to look at one of his Murrieta listings that wasn't getting an offers and had been on the market for over 1 month.

When I viewed the property I knew EXACTLY why it wasn't getting any offers!  Even me the Professional Home Stager was STUMPED! Ugh!  So, how do you think the Home Buyer was going to feel.  :(

Ok,  here is what you view when looking at this Vacant Property from both ends of the room.

Murrieta long narrow vacant room

Murrieta long narrow vacant room

Wow! This is one long, lonnnnnnng LONNNNNNNG ROOOOOMMMMMM!

Where will we place the furniture?  How will our furniture fit here?

The room looks so narrow!

Is that the kitchen eating area near the bar?

Didn't I see a kitchen eating area in the Kitchen????

I can't imaging living in this space!

I am sooooooooooooooooooo CONFUSED!!

Well, long story (and ROOM) short, here is how we conquered the challenge and helped to get this Property in Escrow a few weeks later!!

Murrieta Vacant Home Staging Living Room & Dining Room

Murrieta Vacant Home Staging Living Room & Dining Room

How cool is that!  In Escrow 3 weeks after Home Staging!

Don't let potential Home Buyers GUESS!  Show them how they can live in the property! :)

BUY BUY BUY or BYE BYE BYE!!!

What's in your Vacant Listing????

Good thinking! I am not sure how I would have tackled this space...you conquered it well!

Posted by Valerie Sagheddu, ~Home Staging Professional, Poconos, PA (Apostle Art Home Staging & Design) about 7 years ago

Julia - Thanks! My assistant and I referred to the center area as the "Swanky" area! :)  When I would stop by to take on the property I could tell that people were enjoying that area!

Cathy - Thanks girlfriend! It was a challenging and fun house to stage with great results!!

Valarie - Thank you!  I was a little "stumped" when I first saw this room!  I asked the Realtor what was up with this space in the middle? He said "You tell me!" That's when the home staging wheels started turning!! :)

Posted by Janice Sutton, Home Stager - Temecula Murrieta (1st Stage Property Transformations ) about 7 years ago

Great ideas for solving that "problem."  That was a tough room...but I love the "swanky" area you created.  Beautiful!

Little wonder....these "weird" spaces can be a challenge to "see" how to set up a workable flow.  You showed exactly how to do that....GREAT staging!!

Janice: Great use of the space. I love the 2 different seating areas. No wonder it went into escrow so quickly. Congrats!

Very nice way to showcase the beautiful space.

Janice - you created a "perfect" solution with this very long room.  Bravo!  Love your after pictures as well.

Congratulations. Your home staging is being featured in the group Staging Before and After Pictures.

Janice, I am sure that people move on to the next house on their list just because they didn't know what to do with all this space. Now it's a great area to entertain your guests. Isn't that what lots of people are looking for?

Julie & Amy - Thanks!  Problem Solvers, that's one hat of Home Stager's! I love the Swanky area too...I am thinking of adding it in my house too!

Kathy - Thank you! 1st Stage specializes in "weird" areas! I need to add that to my list of services! :)

Michelle - Thank you!  I was thrilled how well it worked out for this space.  The REA said it helped tremendously!

Sandi - Thank you! Could you imaging looking at this space first online!  How confusing!!

Kathy - Thank you so much for the Feature! I am thrilled to be able to help show how to use the space!

Anna - Exactly!  If Buyer's can't see how to use the space they are BYE BYE!

Janice you did a wonderful job! I know how challenging those long open living spaces can be to define. Congratulations on a quick sale!

Great solution to a looooooong problem.  The space looks great.

Posted by Janine Bell, Home Stager - Atlanta Georgia Home Stager (Stage It Atlanta) about 7 years ago

Tessa - Thanks! Bottom line...quick BUY instead of BYE! :)

Mary Lou - Thanks so much!  Yes, lots of inventory in the space.  Furniture flowed soooo well together and the room still was spacious!

Janine - Thank you!  I was happy to help Buyer's see how they could MOVE IN instead of MOOOOOOOOVING ON! ;)

Posted by Janice Sutton, Home Stager - Temecula Murrieta (1st Stage Property Transformations ) about 7 years ago

Those type of rooms you have to treat like a one room loft.  GREAT use of space!  It immediately says comfort and room for entertaining!  Gosh, why couldn't you be closer!!

Great job with the bowling alley Janice. :-) I like the way you created separate areas. Bet if you went back after the buyers move in you'll see that they created the same arrangement. New owners tend to set up shop the same way the past owners did. Like the furniture & accessories too.

Posted by Judy Colburn, Los Angeles Glendora, San Dimas Covina, Home Staging (ProStaged Homes) about 7 years ago

Andi - Thank you & darn it! ;)  I wish I was closer.  However I know some very very talented Professional Home Stager that would be happy to help you!

Judy - HAHAHAHA!!!! Is that why I was craving some chili cheese fries and a frothy mug!!  Hmmmmm now I am curious to see what the new owners have done!!  I always remind the REA's to let the new Homeowner's know that all of my inventory is for sale!  Buyer's love that!!

Janice:  Amazing transformation and you are right some homes that have an awkward floor plan are the best candidates for home staging.

Jane - Thanks!  Sometimes even me, the Professional Home Stager gets STUMPED when looking a room or floor plan!  I can only imagine what Buyer's are thinking when looking at awkward spaces. :(

You did an amazing job Janice. Did you use an end table for a coffee table in the swanky area? I love it!

Posted by Palma Minnich, Home Stager, Charleston, SC (In2itive Design) about 7 years ago

Janice -- you are truly a pro and one of the best examples of what stagging can do to help get a home sold.  When you have some odd spaces like this, it is very beneficial to help the buyer visualize how the space can be used.

Posted by Joan Whitebook, Consumer Focused Real Estate Services (BHG The Masiello Group) about 7 years ago

C C - Thank you so much!  I aim to please! :)

Russell - Thanks!  I have been spending more time on my pictures since it is the first Open House Buyer's see online!

Bill - Thank you!  Transforming spaces is what I do best! :)

Paima - Thanks! Yes, I did used a small glass end table after trying many different ones this one fit best! I love the Swanky area too!  It was fun to sit a relax awhile after staging and imagine all the fun entertainment that could go on in this space!

Joan - Thank you!  I am always trying to improve at my craft! Helping Buyer's see what can be is PRICELESS!

Hi Kristen, I would also add to #2 that once you have narrowed down your tagret market, it would be helpful to know what is a common problem or challenge they are facing. You could do this by conducting informal interviews to see what is their most pressing problem. From here you can see if you have the passion to help them solve their problems. By doing these informal interviews, it's finding out for a fact what areas they need help with rather than making assumptions. What we think they may need might not be what they are looking for. It will save you a lot of time and energy in putting together services that is best for your tagret market.
