Pottymouth! Yikes!

OK, lets talk potty, toilet, john, throne, latrine, can, etc.......

Actually, talking potty is something I prefer not to talk about, however even the little spaces need to be marketed correctly. :)

This is sort of a PART 2 to So you think you can Stage? Oh BOY! 

I was sort of taken back when I went to visit this Winchester property that was currently on the market with no offers.  This property had been lightly staged with accessories in the Kitchen & Bathrooms. 

IMHO, as a Professional Home Stager, having a Vacant Home partial staged with accessories in the Kitchen, Bathrooms, Closets, Laundry Room appears awkward.  Almost like the previous owners left the stuff they didn't want to take with them.  Umm....LEFTOVERS and who wants leftovers when buying a property?

OK, lets get back to the potty! 

Here is the Master Bathroom before I staged it.

Sure, it's OK......I guess. A few books under a decorative accessory. Not much of a WOW factor, but whatever.....it's only the toilet area. No biggie, right? :(

However, I have to say in my 5 years as a Professional Home Stager I have never ever used books as a prop in the Master Bathroom or any Bathroom.

Remember, Home Staging allows Buyers to visualize how to use the space

Hello? Books in the potty. Just not the classy look we're going for when attracting Home Buyer's.

I'm thinking to myself is this a JOKE? Am I being Punked?  Is this helping to attract Home Buyer's or scare them AWAY?

Maybe I need to lighten up....maybe I am being too picky. 

Do you think this really enhances the space?

Unfortunately I do not have an After picture from the same angle however this is how we staged the Master Bathroom.

We placed a couple of medium framed pictures on the first wall you see as you walk into the Master Bathroom. We also placed a medium size green floral silk plant on the toilet tanks lid.  DONE. Yup that's it! Remember, Less is More. :)

Remember,  when you are Home Staging you want to ATTRACT not DISTRACT Home Buyers.

This Winchester, CA property sold 1st month after Professional Home Staging the main living areas!

Bottom line......Hire a Professional when selling what is probably your BIGGEST INVESTMENT to avoid having a crappy listing! ;)

Hi Janice,

I actuallyprefer a book on my staged potties.  I have a favorite titled Rise to the Throne. I think it is hilarious. I am always looking for books with the word Throne in the title for just such a purpose. They are harder to find than one might think.

I don't mind a little subtle humor, especially in the more lackluster areas of the house, such as the "toilet closet."

Clever you Janice!  I can just see the person who created the before shot was looking for a red/white/black color scheme.  Were those the colors in the rest of the bathroom BEFORE? 

Considering those book titles, that item sitting atop the books could be an urn....from a distance or quick look-see.  Not good choices, for sure!

That is just priceless Janice! who owned the house a serial killer?  I was just telling my class to be careful about the books you leave in your bookshelves - from self help to raising rebellious tatooted teens... now I'll add "serial killing techniques" to it =)

Ginger - Thanks Girlfriend!  Actually the color scheme in the rest of the Master Bathroom was Orange & Brown. LOL you are right the accessory on top of the books does look like an Urn.  Well at least she keep the flow right! (No pun intended)

What a clever title for your post, Janice!  Although I love staging with books, I would never consider using books to stage a bathroom, especially with titles like those!  You just never know what you'll see next...

Very funny - tells you a lot about the client - maybe too much!

Once I saw a book in a clients bedroom entitled, "You are Worthless" - I thought I read it wrong and missed  the NOT. I had to ask and it tuned out to be a very funny, albeit dark humor book with funny antidotes.

Great work - looks really clean, crisp and beautiful.

Great post... I enjoyed the humor!  You really never know what you are going to see when you walk into homes.  This tops some of the most unusual things you find.  Fun how you lighten it up with humor!  Great job with the new and improved look with your staging!

Too funny! Thanks for the giggle this morning!  When I see books and magazines stacked on the back of the toliet or in a magazine holder by the toliet, I just gringe.  GET THOSE OUTTA THERE!  This is one place I don't think buyers want to imagine themselves being in...doing...argh! ;-)

I think I have used books in almost every room in staging but never the bathroom. That is a new one. Perhaps they were trying to portray a "cozy reading nook"? :)

Yes...creeepy indeed and buyers do notice that kind of stuff. No books on the toilet for me.

I met a Realtor last night who said she stages her listings for free. And I'm thinking "Oh Really??" A few sentences later she says how she puts a few things in the bathroom and kitchen and voila! Definitely a "disservice" in my eyes. Not helping the client at all with that but rather misguiding them to think that they have done all they can to get the home sold...NOT!!!
