I was thrilled to learn that not only did this Murrieta vacant home sell in less then 1 week (see original blog Gettin' Busy Bloggin' ) after home staging with 1st Stage BUT the new owners wanted to BUY some of the FURNITURE and ACCESSORIES also!!! Can you see the smile on my face? :)
As a Murrieta, CA Home Stager I made the business decision to buy all of my inventory. Don't get me wrong, owning your own inventory has it's advantages and disadvantages. The main advantage for me was being able to offer competitive pricing. The biggest disadvantage is moving and storing the furniture.
The first reason why I decided to buy all the furniture and accessories instead of renting is because of the price. I wanted to make Home Staging affordable for everyone. I know...I know....Home Staging is an investment that pays for itself! I agree. The problem is that many home sellers in the current market can barely pay their mortgages let alone think about paying to market their homes for sale. Owning my own inventory has allowed me to cut out the middle man and offer competitive prices.
The second reason why I made this investment is because I wanted to offer the furniture and accessories to be purchased in the staged home. This makes it easy for the potential buyer. They can already see the scale, color and design in their new home. In this case, the buyers went room by room picking accessories and furniture that they felt was perfect for their new home.
A happy ending for all! The Realtor was the seller and buyer agent on this fast sale, the new home owners were thrilled that they could purchase the furniture and accessories. And, this Murrieta Temecula Home Stager was happy that the home sold quickly and I didn't have to de-stage everything! (My back is happy too!) A Win, Win, Win!!!!

Janice, your pics look great! And yes, I can see that big ol' smile on your face! Well deserved!!! How do you store your inventory? Or do you sell it all, so you don't have to? ;)
Susan
Janice,
I think it's awesome of you to cut your prices and understand the affordability aspect of the business. I think that speaks volumes about your character, and wish you were here in Arkansas!!! Great post!
Kathleen - Thank you very much. You might want to listen to your brother on this one! Start small and build as your company grows.
Cait - I have never thought about offering my furniture to people that aren't interested in the property for sale. That opens up another whole can of worms. Of course I wounldn't turn business away. Just not sure I want to get into that market. I love staging and helping people! :)
Edson - Thank you. I love your name. Do you have a home stager in your area that sells the staged furniture?
George - Thank you. This girl is GOIN'!
Susan - Thank you. Those pic's are with my old camera. I have been very fortunate in keeping my inventory in homes for sale. This is the first time I sold any of my furniture. As far as pricing, all of my furniture is under 1 year old and has only been used only in vacant properties. So it is like new. I have a great wholesale furniture company that I work with and my prices are very reasonable.
Jeff - Thanks for stopping by. It means a lot to me. Yes a win for everyone! What more could you ask for.
Christopher - I would love the opportunity to help you and your clients. I look forward to your call. Remember I work with occupied homes as well as vacant homes.
Kathy - Thank you for the kind words. Just wait till I start using my Kodak V705. The pictures will be much better.
Frank - Wise man for noticing. About 3 weeks ago I purchased the Kodak V705 which I love. This home was staged in June B.K. (Before Kodak). Check out my post about it. I'm in L-O-V-E! Check out these pic's.
Cheryl Anne - Thank you for the compliment. I have had nightmares about all my furniture being de-staged at the same time. YIKES! Luckily I have always had another property in need of my inventory.
Ray - That is a very nice comment. I always try to put the customer first and think like them. It has really helped my business grow. I have never been to Arkansas and I wish I could help you. Maybe you can look in the AR directory to see if there are any home stagers in your are.
Juliet - Thank you. It was a lovely win for everyone!
Hi Janice - Staging does make a difference, that's for sure! I sold a beautiful up-scale condo downtown here earlier this year, and it had been beautifully staged. My clients bought this condo as a second home, and also bought every piece of of the furnishings that were used to decorate it. A great easy move for them - no need to buy a thing except personal stuff, and a great win for the stager, too. And it was absolutely beautiful to show in that condition.
Congrats to you on a successful stage and sale!
Ann
Congrats! Sometimes it's difficult for me to part with my inventory though. It just takes time and effort to re-find those wonderful pieces!
Cheers,
Cindy
FANTASTIC news, Janice!! I love it!!! I just WAIT for that day to happen!
This is why I think it is also SO important to purchase quality decor items...selling lifestyle, and maybe even decor items!
Julia
Hi Janice,
Congratulations! I still haven't decided if I want to own my own inventory yet or not. Your post might just help me decide :). Thanks!
Hey Janice
First I have to say HI...I missed emailing you, I kind of lost touch with your posts. CONGRATS on selling the home and your inventory. I just went to destage a house and the clients were trading my stuff for theirs. It was funny. It went like this can we keep that centerpiece for our 4 kitchen stools...SURE it was great.
I have alot of my own inventory but how do you keep up? I have at least 3 bedrooms, 3 LR and DR's and 2 kitchen sets. The rest I have to rent, do you do any rentals?
Phyllis Pafumi
Sarah - You are one smart women. I couldn't agree with you more. Just keep educating, educating and educating!
Ann - That is fantastic! I would love to see some pictures. Thank you for the kind words.
Susan - Thank you. In my opinion you can't go wrong owning your own furniture.
Al -Thank you. Wait no longer. Stage first. :)
Cindy - Thank you. I totally agree. It can be hard parting with some of your favorites. I have had to tell Home Buyers "That's not for sale".
Julia - Awwww I can feel your enthusiasm! Trust me the day will come. Keep up the good work.
Bob & Carolin - Thanks for noticing. Practice makes almost perfect!
Anya - Thank you. Glad I could help.
Phyllis - Girlfriend! I have really missed you. Glad to see you back. I was out of the Rain for awhile also. But I knew I needed to jump back in and hang with my home girls and boys! Keeping up with my inventory can be a challenge. I have been blessed with never having to put my inventory in storage. I do have a few pieces hanging around the house. Regarding Rentals, I have met with two Furniture Rental Companies and I like their furniture it's the prices I hate. It is still hard for me to get people to pay for staging let alone rental fees.
Janice,
Is your furniture company local? And do they have a website?
Stacy
Brad - Thank you very much.
Patsy - I totally agree! Why isn't everyone staging? Cost is a big factor and I hope I am helping to limit the Sellers or Realtors expense. Thank you.
Stacy -The furniture distributor I use is about 1/2 hour away. They do not go more then 100 miles out of their area. If you are planning on buying your own inventory search online for wholesale furniture companies that you could work with. I was fortunate to find the one I did. They are out there.
Excellent post. You are so right. Win, win, win simply makes the most sense. Congratulations!
Ann- Thanks for the compliment. This property was a fun one to do. You know you did a great job when you think about putting an offer on the home! I love having my own inventory. Glad to hear owning your own inventory is also working out for you.
Yvonne- Thank you very much. I agree it makes "the most sense." Now we have to get everyone else to think like us! :)
Janice,
Great job with the staging, and making it look so good that they buyers wanted the whole package including furnishings! That's a great success story, with such a fast sale too -- congratulations!
Maureen - Thank you very much. Let's hope there are more to follow! :)
Janice, Congratulations on a beautiful job exceedingly well done......I love the pictures. It's wonderful that you are helping out the homeowner by owning your own furniture and keeping costs down.....I rated this post a 5. Congrats on the gold star! well deserved.....
