Congrats on a job well done! I have often walked into staged homes and wished I could purchase some of the items. Have you ever thought of offering items to people that don't purchase the home. Maybe offer to come and helpn them stage their homes with the new items (for a fee of course)

Good for you.  It is a tool I am trying to implement.  I am on the process of evaluating companies vs.   doing it myself.   Thank for the great and possitive feed.

Janice- congratulations.  Lovely staging job.  I can see why the buyers wanted to purchase the furniture as it fits so well in the space.  I too have purchased a lot of my own inventory but mainly because I am not overly impressed with the rental furniture that is available.  Storage is certainly an issue and if the properties I currently have staged require de-staging all at the same time, I am in trouble!  My home will become a furniture store once again as I would be unable to fit everything into my storage unit.  Question for you though - how do you price the furniture that you sell, especially if it has been moved around a few times?

Cait - I have never thought about offering my furniture to people that aren't interested in the property for sale.  That opens up another whole can of worms.  Of course I wounldn't turn business away.  Just not sure I want to get into that market.  I love staging and helping people! :)

Susan - Thank you.  Those pic's are with my old camera.  I have been very fortunate in keeping my inventory in homes for sale.  This is the first time I sold any of my furniture. As far as pricing, all of my furniture is under 1 year old and has only been used only in vacant properties. So it is like new.  I have a great wholesale furniture company that I work with and my prices are very reasonable.

Cheryl Anne - Thank you for the compliment.  I have had nightmares about all my furniture being de-staged at the same time.  YIKES!  Luckily I have always had another property in need of my inventory.

Ray - That is a very nice comment.  I always try to put the customer first and think like them.  It has really helped my business grow.  I have never been to Arkansas and I wish I could help you.  Maybe you can look in the AR directory to see if there are any home stagers in your are.

Hey, way cool!  I sell a lot of retirement resort homes and a good number of them are vacant when listed. I was trying to convince them of the benefits of staging because just about every home in the community that a buyer visits is vacant...it would make theirs stand out so much more. 

Hi Janice - Staging does make a difference, that's for sure!  I sold a beautiful up-scale condo downtown here earlier this year, and it had been beautifully staged.  My clients bought this condo as a second home, and also bought every piece of of the furnishings that were used to decorate it.  A great easy move for them - no need to buy a thing except personal stuff, and a great win for the stager, too.  And it was absolutely beautiful to show in that condition.

Congratulations Janice!  I am buying my own staging furniture also.  There is not a place close to rent and the upper end homes need to have nice, new furniture in my opinion.  Nice job!

Congrats! Sometimes it's difficult for me to part with my inventory though. It just takes time and effort to re-find those wonderful pieces!

First I have to say HI...I missed emailing you, I kind of lost touch with your posts. CONGRATS on selling the home and your inventory. I  just went to destage a house and the clients were trading my stuff for theirs. It was funny. It went like this can we keep that centerpiece for our 4 kitchen stools...SURE it was great.

I have alot of my own inventory but how do you keep up? I have at least 3 bedrooms, 3 LR and DR's and 2 kitchen sets. The rest I have to rent, do you do any rentals?

Phyllis - Girlfriend!  I have really missed you.  Glad to see you back. I was out of the Rain for awhile also.  But I knew I needed to jump back in and hang with my home girls and boys!   Keeping up with my inventory can be a challenge.  I have been blessed with never having to put my inventory in storage. I do have a few pieces hanging around the house. Regarding Rentals, I have met with two Furniture Rental Companies and I like their furniture it's the prices I hate.  It is still hard for me to get people to pay for staging let alone rental fees.

Patsy - I totally agree!  Why isn't everyone staging?  Cost is a big factor and I hope I am helping to limit the Sellers or Realtors expense.  Thank you.

Stacy -The furniture distributor  I use is about 1/2 hour away.  They do not go more then 100 miles out of their area.  If you are planning on buying your own inventory search online for wholesale furniture companies that you could work with. I was fortunate to find the one I did.  They are out there.

 

Janice-Great job! I too buy all of my furniture and accessories. It allows you to reuse your inventory and pick and chose from your own supply. If the furniture does not sell with the house it pays for itself within two stages.

This may be way off topic, but I just listed a house that needs a lot of 'Staging'  How does someone hire a stager, and what price range is it?  Basic info is fine......I know every house is different.  Good job on helping get that house sold.

Kathy - The best way to hire a Stager is by looking at their work and getting referrals.  You are right, "every house is different:.  Is the house in question vacant or occupied?  I will email you to discuss this further.  Thank you for your kind words.  I love helping and having a happy ending.
